Project Attic Renovation

When we first bought this house we knew we wanted to finish the attic! There is a basement in the home but it was not tall enough for us to fully finish and we didn’t want to invest the money to make it work when we had the beautiful attic to do instead! About three years into owning the house, Project Attic Renovation began. This process has been much bigger than we expected and has required a lot more than your regular basement completion but in the end we know it is going to be so worth it! I have had so many questions on the steps we have need to do to finish this space so I wanted to break it down for all of you as well as give you a progress update with photos. Please take a peek below on the before and afters to date. Painting begins this weekend and I can’t wait! ❤️

We began by emptying out the old yucky insulation that was on the floor and removed all the old bricks from the chimney that needed to be dismantled.

We knew we wanted to add windows to the space right from the beginning. When we replaced the shingles on the house I added with two 2’X4′  Velux skylights on the south side of the house but there was not nearly enough light! We added one more 2’X4′ on the west side but I still felt we needed more windows.

Attic Renovation - how to finish an atticThere was an issue with how we were going to get any of the building supplies up to the area because the stairways is very narrow and has a sharp turn at the base. We decided to add a large 4’X4′ window on the north east side and one more 2’X4′ on the north west side! What a difference that made! The area is so bright and beautiful now.

 After getting a structural engineer to look at the roof line, we found out that there was some sagging that we needed to reenforce on the roof from the inside.

We also ran into some issues with what the best way to insulate the space was going to be as we couldn’t add a bunch more weight to the ceiling with spray foam insulation and because there is no soffits cut into the facia of this house we needed to insure the original windows that were used for air flow could still work and provide the 1″ gap of air between the framed wall and the roof.

To do this we had to build a “box” within the room and then use the new framing as our space going forward.  In the end, we used R20 batted insulation and instead of drywall we used pine shiplap boards. The small knee wall had larger 8″ boards and the peaked ceiling went down to 4″ wide boards. I also replicated the trim from the rest of the house around the skylights.

The floor is 3.5″ fir boards that have been surfaced nailed and have a beautiful patina. However there were sections that had been torn up over the years to get at the electrical below, so those needed to be patched. We were able to get our hands on some aged shiplap flooring from an old house just west of our home town! I love that it stays true to the heritage of the house.

We are still undecided on the finish I want on the floor but I did a post on my options here. Let me know what you think in the comments below. I love how this room is turning out so far and can’t wait to see what it looks like when it has been painted. We are planning on using this area a a large family room! Needless to say this has been a labour of love, I can’t wait to start decorating!  What do you think of the attic renovation so far?!
